How do I apply? It’s easy! To request an application, please complete the following short form with your contact info so we can send you the application: REQUEST APPLICATION
Is the rent negotiable? The rent price is not negotiable. Please do not ask. If you are looking for inexpensive or cheap housing, there are many other properties and options you can consider. Our properties have been extensively restored and renovated, are well above average in quality and close to campus.
Do you rent by the bedroom? We lease by the apartment or by the house only. Renting by the bedroom is illegal for most 1-3 unit properties in Westcott and University neighborhoods, unless they have special zoning. If you will be renting with roommates, you will need everyone ready to apply for the lease together.
Are utilities included? Utilities (water, internet, gas & electric) are not included. This is not negotiable. We strngly feel that the best way to promote energy efficiency and conservation is for tenants to pay their own utilities.
How much are utilities? We can’t guarantee what monthly utility bills will be for any of our properties, we can only offer an estimate:
For 705-07 Ackerman Ave, water is generally < $10/mo, FIOS internet is $45/mo, gas & electric vary from about $80 in the summer months (June thru August) to $150 in winter months (Dec thru Feb), and in between months are around $100/mo. But it depends primarily on how warm you keep the apartment.
For 104 Buckingham Ave, 275 Fellows Ave, 831 Lancaster Ave, water is generally < $15/mo, FIOS internet is $45/mo, gas & electric vary and are generally higher than for 705-07 Ackerman, because it is a single family house. The gas bill primarily depends on how warm you keep the house. A bill of $80 could perhaps be the lowest charge and depending on how warm the house is kept in the winter, $300 or more could be the highest monthly charge. We recommend setting a thermostat to a maximum of 70 degrees.
Are pets allowed? No pets, of any kind, are allowed.
How close to campus is the property?
705-07 Ackerman Ave is 4 blocks, less than 5 minute walk. The Comp Sci building on Comstock is the first campus building.
104 Buckingham and 831 Lancaster Ave is less than a 10 minute walk. The Comp Sci building on Comstock is the first campus building.
275 Fellows Ave is about a 12 minute walk.
What is the leasing process? Interested parties can fill out and submit an application here (https://forms.gle/A9mVVkN9nQWnnqqk6). If approved, they can then sign a lease and pay one month’s security deposit to secure the apartment. The first month’s rent must then be paid in full prior to any tenant moving into the apartment. We give priority to applications that we received first.
How soon should I apply? When we open up properties for leasing, we usually get many inquiries and lease the properties within a few weeks.
What is the lease duration? Our lease term is 12 months. We don’t do short-term leases, summer leases, or single semester leases.
Can I schedule an in-person showing? Our website has recent walk thru videos for each property. Please contact us for an initial chat and we'll schedule a showing!
What is the Application Process? We will send you (and all adult roommates) an application. Each person signing the lease will need to fill out the application and submit it to us. If you have guarantors, we will either send them a Zillow application link, or have them submit an application via email. We will then let you know if your application is accepted. We generally give priority to the applications we receive first, so it is best to submit your application as soon as possible.
